The Busy Season

Spring on the Palouse brings all the weather AND the busiest time of the year for real estate April through September. In Moscow, we trend and track what the market is doing to help us understand how we can best leverage market data and activity for our clients. The top three items we see during these months are:

  • Days on Market – The biggest factor we see is a reduction in days on market. Days on market are the number of days from when a property is listed to when it has an accepted offer. On average days on market are half of what they are during October through March.
  • Multiple Offers – In the busy season we also see multiple offers on properties, with more buyers offering on individual properties in that shorter amount of time.
  • Sales Price – How does this affect home prices? When looking at the sales price data, we see sold prices holding steady at market value with a slight increase for some properties.

How do we leverage these factors for our clients? First, by knowing the factors we are working with, those outlined here, and the ripple effect different strategies can have.

  • For our sellers – we’re able to help sell their properties in about half the time, important for those who need to sell before purchasing their next home, moving out of the area, wanting to get settled before fall, etc.
  • For our buyers – we work to position our clients to be the best buyer out there. Working with our buyer clients and their lenders as a team to have preapprovals in hand, working to make offers that satisfy buyer and seller needs on both sides, to get that offer accepted when in competitive offer situations.
